Bay Area Ranch Saved From Development

A major stretch of land near Gilroy has been permanently protected after Peninsula Open Space Trust purchased 2,284 acres of Sargent Ranch for $23 million. The deal stops a proposed quarry and preserves wildlife habitat and Juristac, land sacred to the Amah Mutsun Tribe. It is a major conservation win that also raises questions about balancing environmental protection with regional building needs.

Downtown San Jose Housing Tower Foreclosed

A 23 story, 336 unit apartment tower in downtown San Jose has been foreclosed, signaling continued trouble for high rise housing. The Fay was taken over by its lender at a valuation nearly 40 percent below its original loan after struggling with occupancy and financing. The situation highlights how difficult dense downtown housing has become under today’s costs and interest rates.

San Francisco Downtown Waterfront Reset

San Francisco plans to transform Embarcadero Plaza and Sue Bierman Park into a new 5 acre public waterfront park. The project will modernize aging spaces with better access, landscaping, and gathering areas to support downtown recovery. Backed by a public private partnership including the San Francisco Recreation and Park Department, the redesign could reshape how people use the waterfront daily.
