BAY AREA DEVELOPMENTS & REAL ESTATE
Twin Creeks Sports Complex Upgrade · Sunnyvale
One of the Bay Area’s busiest youth sports hubs is getting a major refresh. Twin Creeks Sports Complex near Highways 101 and 237 has a new operator, Unrivaled Sports, which plans to invest $10 million to $15 million into long overdue upgrades starting in 2026. The nearly 40 year old facility features 10 fields and attracts roughly 700,000 visitors each year. Planned improvements include new turf fields, upgraded dugouts and fencing, plus critical infrastructure fixes, all while keeping the complex open during construction. For South Bay families who spend countless weekends here, this investment could significantly improve the experience.
Office to Housing Conversion Proposed · 2300 Stockton Street, San Francisco
A new proposal near Fisherman’s Wharf highlights how San Francisco is rethinking underused commercial space. Plans call for converting and expanding the 3 story office building at 2300 Stockton Street into housing by adding 2 additional floors, bringing an estimated 70 new homes just steps from Pier 39. The project is expected to leverage the upcoming San Francisco Family Zoning Plan taking effect January 31, 2026. Currently listed for $16.4 million, the former Academy of Art University building reflects a broader shift as older offices are repositioned to address housing needs in high traffic neighborhoods.
133 Affordable Homes Open · Hayward
Hayward quietly delivered a big housing win this week with the opening of 133 new affordable apartments across 2 developments by EAH Housing. Pimentel Place at 22648 2nd Street adds 57 family units near downtown Hayward, while Mission Paradise brings 76 senior homes close to Mission Boulevard. The communities serve residents earning between 20% and 80% of Alameda County AMI, including seniors, families, and people exiting homelessness. Both projects are GreenPoint Gold rated and supported by Measure A1 funding, showing how coordinated local investment can produce real results.
Oceanwide Center Reset · 50 First Street, San Francisco
One of downtown San Francisco’s most infamous stalled sites may finally be moving forward. The Oceanwide Center property at 50 First Street in SoMa is reportedly under contract, with a buyer placing a nonrefundable deposit and targeting a close within 2 months. The potential purchase price is around $100 million, a dramatic reset from the original $1.6 billion vision for twin towers across from Salesforce Tower. Construction halted in 2019 and 2020, leaving an empty pit at a key downtown intersection. New ownership could finally unlock one of the city’s most prominent redevelopment opportunities.
MARKET TRENDS
Bay Area Home Prices Pull Back
New data from the California Association of Realtors shows the Bay Area recorded the largest year over year home price decline in California, with prices down 3.2% in November even as statewide home sales rose for a third straight month. The region still leads the state with a median home price of $1.275 million, but several counties saw sharper corrections. Marin County prices fell 9.5%, San Mateo County dropped 8.8% to about $2 million, and Alameda County declined 7.2%. Analysts point to ongoing tech layoffs and softer demand below the $2 million range, while higher end sales activity has actually picked up in San Francisco. With forecasts calling for gradual stabilization heading into 2026, this shift could create more negotiating room for buyers while pushing sellers to price more strategically.
