Safeway Redevelopment – 850 La Playa Street, Outer Richmond, San Francisco
A full rebuild of the 3.3-acre site will add 526 new rental homes across two 8-story buildings, a larger 59,000-square-foot Safeway, secured parking and 68 affordable units through by-right approval and state density laws.
Siesta Valley Bowl – Orinda (Former Bruns Amphitheater)
Reopening in April 2026 under a new nonprofit with a 15-year lease, the 9-acre venue will host 40 to 60 concerts per year along with theater performances, community arts programming and expanded seating.
Kura Revolving Sushi Bar – 32170 Dyer Street, Union City
A new East Bay location at Union Landing adds the 6th Bay Area Kura outpost, taking over a former Mountain Mike’s and joining a lineup that includes In-N-Out, Jollibee, Menya Shono and a Cinemark theater.
Sutter Santa Clara Hospital – 2831 and 2841 Mission College Boulevard, Santa Clara
Sutter Health is building an 8-story, 850,000-square-foot hospital with 272 beds plus full emergency and specialty care, part of the larger Sutter West Santa Clara Campus, a $2.8-billion medical expansion.
MARKET TRENDS
• San Francisco single family homes show strength with a median price of $1.85M, up 5.7% year over year, price per square foot up 6.5%, nearly 80% selling over asking and 0.8 months of supply.
• Bay Area condos and townhomes remain soft with a regional median price of $717K, down roughly 15%–18% from 2022 peaks.
• Marin County sits in a more balanced range with a median sold price of $1.39M, down 10% year over year, inventory up 7%, days on market around 50, and months of supply near 3.1.
• Limited new housing and steady demand from tech and AI sectors continue to support higher pricing in premium single family markets despite affordability challenges.
