New Developments & Real Estate

Glenview Highlands Brings 58 New Townhomes to San Bruno
The Glenview Highlands project will add 58 new three-story townhomes to 850 Glenview Drive in San Bruno.
Among them, 49 units will be sold at market rate, while 9 units will be designated as affordable housing for low and moderate income families.
Each home will feature three bedrooms and range from 1,290 to 1,800 square feet.

Developers Revise San Jose Housing Project for Faster Completion
The revised 1197 Lick Avenue project in San Jose will now feature fewer units to allow for faster construction and lower costs.
Originally, the plan included 434 market-rate units and 135 affordable units, but one building has been reduced from 219 to 132 units and switched entirely to affordable housing.
The development remains transit-oriented, located next to Tamien Station with access to Caltrain, Amtrak, and VTA services.

Big Changes Ahead for Smith Field Park in Half Moon Bay
Smith Field Park in Half Moon Bay is set for upgrades starting as early as spring 2026, with construction split into two phases.
Key additions include upgraded baseball fields, a 2,440-foot ADA-accessible nature trail, a new playground, and an expanded dog park.
The project will also include paved parking lots, improved stormwater management, and energy-efficient lighting.
Bay Area Home Sales Grow
While U.S. home sales fell 2.4% in March, the Bay Area saw strong year-over-year growth with San Francisco up 13%, Oakland 11.7%, and San Jose 4.9%.
Inventory rose by 35%, with notable increases in Oakland (19.3%), San Jose (17.3%), and San Francisco (12.6%).
Median home prices also climbed, reaching $2.3 million in San Mateo, $2.1 million in Santa Clara (up 11.3%), and $1.8 million in San Francisco.
Condos experienced a 12% sales increase and a 2.7% price rise, hitting a median of $847,000.
Despite a 7% mortgage rate, homes are still selling quickly, in Santa Clara in 8 days, compared to a state-leading median of 13 days.
