March Market Update: What Buyers and Sellers Need to Know

The Federal Reserve is holding interest rates steady, with projections of two possible cuts in 2025. Meanwhile, mortgage rates have declined slightly, but price reductions on single-family homes have reached their highest level in over a decade. With economic uncertainty and shifting market conditions, both buyers and sellers should plan strategically in the months ahead.

Here’s a quick look at the most relevant data:

  • Interest rates remain at 4.25-4.5%, with two possible rate cuts projected for 2025.

  • 30-year fixed mortgage rate: 6.76%, down from 7.11% a year ago.

  • 33.6% of single-family home listings have had price reductions—the highest in over a decade.

  • M2 money supply increased 3.9% year-over-year, the fastest rate in 2.5 years.

  • Global money supply surged by $2 trillion in just two months.

Los Gatos Approves 155-Unit Housing Development

Los Gatos has approved a new 155-unit residential development at 50 Los Gatos-Saratoga Road, replacing the historic Los Gatos Lodge. The project includes a mix of two- to four-bedroom townhouse-style condos, with 26 units designated as affordable housing. While concerns about traffic and environmental impact were raised, the development moves forward, bringing much-needed housing to the area.

Menlo Park is adding 112 new rental units at 3705 Haven Avenue, with 14 units designated as affordable housing. Designed for sustainability, the project features an all-electric design and aims for LEED Gold certification. As the bayfront transforms into a residential hub, this development marks a key step in addressing local housing demand.
