MARKET TRENDS

San Mateo County Home Prices (July 2025)
Average single-family home prices show a wide spread: Atherton leads at $12.3M, followed by Hillsborough ($6.8M) and Portola Valley ($6M). More accessible markets include East Palo Alto ($954K), Daly City ($1.14M), and South San Francisco ($1.27M). Core mid-Peninsula cities like San Mateo ($2.27M), Redwood City ($2.23M), and San Carlos ($2.61M) sit in the $2M–$2.6M range, while Burlingame and Menlo Park trend higher at $3M+.
Rents Rising in San Francisco
Median apartment rent hit $3,040 in August, up 11.5% YoY — the highest since April 2020. While national rents are trending down, San Francisco’s tight supply is pushing prices back up.
Inventory Still Tight
As of August 1, San Francisco had fewer than 1,000 active listings on the market, down from last year. The city’s median sale price climbed 5.2% YoY to $1.71M.
Rates Hold Near Mid-6%
As of late August, 30-year mortgage rates hover around 6.6% and 15-year at 5.7%, continuing to squeeze affordability but showing signs of stabilizing.
