BAY AREA DEVELOPMENTS & REAL ESTATE
Candlestick Megaproject
Construction could finally begin on the long planned Candlestick Point redevelopment at the former Candlestick Park site in southeast San Francisco. The 280 acre waterfront project already has approvals for about 7,200 homes along with parks and commercial space and could become one of the city’s largest new neighborhoods if it moves forward this year.
Marin Workforce Housing
Marin County is exploring the Oak Hill Workforce Housing Project near the San Quentin Rehabilitation Center that would create 135 apartments for teachers, school staff, and county employees struggling to live where they work. Officials say the project could help reduce long commutes and retain essential workers in one of the Bay Area’s most expensive counties.
Affordable Housing Fund
San Francisco based nonprofit BRIDGE Housing announced a $92 million first close for a new Impact Fund aimed at acquiring and preserving affordable and workforce housing across the West Coast. The fund could grow to $350 million and support roughly $1 billion in housing investments including about 3,500 homes.
MARKET TRENDS
• Bay Area home prices remain extremely high. The regional median home price is around $1.25M, with prices holding relatively steady despite higher borrowing costs.
• San Francisco prices are rising again. The median home price in San Francisco reached about $1.5M, up roughly 7.7% year over year, with homes selling in about 14 days on average.
• Mortgage rates are still shaping buyer behavior. The average 30 year mortgage rate is just above 6%, creating affordability pressure but still encouraging some buyers ahead of the spring market.
• Inventory remains tight, keeping competition strong. Limited listings across many Bay Area markets continue to support home values and drive multiple offer situations in desirable neighborhoods.
