BAY AREA DEVELOPMENTS & REAL ESTATE
Health Center Housing | Oakland
Along International Boulevard in Oakland, the Native American Health Center is moving forward with a five story project called Flicker that brings together affordable housing, health care, and cultural space in one place. The development will include 76 affordable apartments for families, a large dental clinic, and a community cultural center designed to serve Native and underserved residents. Leaders say many patients struggling to access health care are also facing housing instability as rents rise across Alameda County. With more than 1,400 applicants already, the project highlights how closely housing stability and health outcomes are connected.
Cliffside Condos | Outer Richmond San Francisco
San Francisco is considering a new housing project in one of its most sensitive locations near Ocean Beach. Preliminary permits were filed to replace 2 cliffside homes near 48th Avenue in the Outer Richmond with a 20 unit for sale apartment project known as Sutro Cove. The proposal includes sweeping ocean views and sets aside 2 affordable homes for moderate income households, using state streamlining laws to move forward. Supporters see efficient use of scarce coastal land, while critics question whether market rate projects like this meaningfully improve affordability.
West Portal Housing | San Francisco
A longtime movie theater in West Portal may soon become housing. Permits were filed to demolish the vacant Empire Theater at 85 West Portal Avenue and replace it with a 9 story apartment building featuring 64 rental homes, including 10 affordable units, with ground floor retail. Located next to the Twin Peaks Tunnel and multiple Muni lines, the site is one of the most transit connected spots in southwest San Francisco. The proposal has reignited debate over neighborhood character, scale, and how much change West Portal should absorb.
MARKET TRENDS
Peninsula Price Gap
A new report from the California Association of Realtors shows how wide the affordability gap has become on the Peninsula. Buying a median priced home in San Mateo County now requires an annual income of about 524000, with Santa Clara County close behind at roughly 482400 and San Francisco just over 400000. High paying tech jobs combined with low housing inventory continue to push ownership further out of reach for typical households. As prices keep outpacing wages, this gap is reshaping who can realistically buy and stay in the Bay Area long term.

A new Taco Bell Cantina just opened at 333 Jefferson Street in Fisherman’s Wharf, offering a modern waterfront design, alcoholic drinks, and late night hours until 2 a.m. as part of the area’s ongoing post pandemic revival.
